GENERAL RENTING CONDITIONS
§ 1 General conditions
The rental period shall commence at 5.00 pm on the first day and finish at 10.00 am on the last day. The Owners shall not be obliged to offer the property before the time stated and the client shall not be entitled to remain in occupation after the time stated. The owners reserve the right to make a deduction from the security deposit if this condition is not met.
The Guest agrees to be a reasonable tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. The final clean for the next Guests is NOT included in the renting price, the Owners reserve the right to deduct 50€ from the security deposit to cover additional cleaning costs if the Guest leaves the property in an unacceptable condition.
The Guest shall report to the Owner without delay any defects in the property or breakdown in the equipment, plant machinery or appliances in the property, and arrangements for repair or replacement will be made as soon as possible.
The Owners shall not be liable to the Guest for:
• Any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property.
• Any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owners.
• Any Loss, damage or inconvenience caused or suffered by the Guest if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event. The Owner shall, within seven days of notification to the Guest, refund to the Guest all sums previously paid in respect of the rental period.
Any unsafe or dangerous condition must be reported to the Owner immediately. The Guest acknowledges that the use of the property is entirely at the Guest`s risk. The Guest shall indemnify and save harmless the Owner against and from any and all expenses, costs, damages, suits, actions or liabilities arising from any and all loss of or damage to personal property, injury or death resulting from the use of the rental property, grounds and river/lake use.
Under no circumstances shall the Owners liability to the client exceed the amount paid by the client for the rental period.
§ 2 Cancellation and early termination
(1) If the Guest is more than 14 days late in paying, then the owner is entitled to terminate the contract immediately and without notice and let the property to someone else.
(2) If the Guest terminates the contract before the rental period starts and doesn’t name a replacement that accepts the same terms, then they are responsible for paying the following percentages of the rental price to cover costs (excl. cleaning), as long as a further rental is not possible:
Termination
- 30 days and more before rental period: first down-payment is totally refunded.
- Less than 30 days before rental period: 100% of the rental price is due, but will be refunded if ever the Owner is managing to rent the property to someone else, if the Guest doesn’t name a replacement.
After cancellation by the Guest, the owner can thereafter let the property to someone else.
(3) If the Guest terminates his stay early, they are still responsible to pay the full rental price.
(4) Termination is only accepted in writing. The date applicable is the day the document is received by the owner.
We encourage all guests to purchase traveller insurance.
§ 3 Liability and Responsibilities of the Guest
(1) The rental property incl. the furniture and the other contents are to be treated with care. The Guest is held
responsible for the actions of other people within the house. The Guest is liable for all damaged goods, damage to the property or anything else related to the property, whether caused by themselves or their accompanying guests.
(2) Faults that are found before or during the rental period are to be reported to the owner immediately.
(3) Animals are not allowed / allowed with prior consent from the owner (Please delete as appropriate).
(4) House rules: the Guest agrees to follow the house rules. These are included / provided in the property

§ 4 Contract wording and clause
(1) Changes and alterations of this contract need to be written.
(2) This contract shall be governed by French Law in every particular including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract may be brought in the court of competent jurisdiction in Castres (81100)/France.
HOUSE RULES
1. Smoking is allowed outside only.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3. Guests should not create excessive noise at a level that disturbs neighbours; Code-enforced neighbourhood quiet hours are from 10:00p.m. – 8:00a.m.
4. The owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. PETS are permitted only with prior approval. In this case, the Pet Addendum is accepted by signature of this agreement.
8. Parking: Parking is limited to 1 vehicle. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. Daily maid service is not included in the rental rate. We suggest you bring shower towels.
10. Garbage: Any garbage must be stowed in the proper garbage receptacle, located on the place after the bridge.
11. Storms: No refunds will be given for storms. [Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend chains during the winter period (December to February). We do not refund due to road conditions.]
PET ADDENDUM
This clause •is // is not applicable for this agreement.
It is hereby agreed by and between Owner and Guest that Owner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum.
The permission granted herein shall be limited to 1 pet per gîte.
Guest hereby agrees to comply the following:
All pets must be leashed at all times.
Guest is responsible for cleaning up any/all pet refuse.
Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets.
Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
Owner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
The Guest shall be solely responsible for the pet while on the property.
